Property & overseas income
ONLY£15A MONTHBring UK and overseas rental records into focus, while keeping foreign investment income and annual tax relief claims distinct.
Property quarterly support readyWho this guide is for
UK landlords, owners of overseas rental homes and people with foreign interest or dividends to consider in their UK tax return.
Covered in this guide: UK property and foreign property quarterly updates; foreign interest, foreign dividends and annual relief considerations.
Keep each property business identifiable
Organise rents, agent statements and allowable costs so UK and overseas property figures can be reviewed separately. Avona supports quarterly updates for both categories. Personal spending and transfers between your own accounts should not become rental income or property expenses simply because they pass through the same bank account.
Retain overseas tax and currency evidence
Foreign rental or investment income can involve both local tax and UK reporting. Keep records of gross income, costs, overseas tax paid and how amounts were converted to sterling. Foreign Tax Credit Relief may reduce double taxation, subject to the rules and treaty position; it is not an automatic refund of every foreign tax payment.
Holiday lets follow the current property rules
The special furnished holiday lettings tax regime ended for individuals from 6 April 2025. An overseas holiday home should not be treated as still qualifying for the former regime simply because it is let to holidaymakers. Check the current property treatment and any transition issues when preparing your records.
Your questions, answered
Is foreign property support ready now?
Yes, HMRC lists foreign property quarterly updates as ready for Avona, alongside UK property. This is distinct from foreign interest and dividends and from a complete annual return.
Will Avona automatically reclaim all overseas tax?
No such feature is being offered here. Foreign Tax Credit Relief depends on your circumstances, the type of tax and treaty rules, and may be limited. Keep the evidence for your annual review.
Does every person with foreign income use the same rules?
No. Residence, eligibility for particular reliefs and the source of the income can change the treatment. These pages explain record preparation; confirm the reporting position for your circumstances.
